Individuals have always been able to complete certain property transactions themselves, without a Solicitor. However, they’ve always had to have a Solicitor certify their ID (to prove who they are) by completing an ID1 document.
Why? Simply put, without that identification process, anyone could fraudulently transfer your house to someone else without you knowing! A fraudster’s paradise! Hence, the ID process is crucial to a legal land transaction.
Covid has meant that this process has often been impossible. Unable to make an appointment with a Solicitor to check ID, people have struggled. HM Land Registry identified the issue and have acted.
